MSI facility

Managing a building is no small task. Between daily operations, tenant expectations, and unplanned repairs, the last thing property managers or business owners want is pricing confusion from their maintenance provider. At MSI, we’ve built our reputation in Minneapolis on two things: quality work and transparent pricing.

This guide explains how our pricing works, what influences final costs, and why so many local businesses choose MSI as their long-term partner for facility maintenance.

What Services Are Covered Under MSI General Maintenance?

Our General Maintenance Division is designed to cover nearly all the needs a commercial property might face, without forcing you to juggle multiple vendors. Services include:

  • Plumbing repairs: flush valves, faucets, urinal and toilet repairs and replacements.
  • Electrical repairs: switches, sensors, lighting, bulb replacements.
  • Carpentry: doors, stud walls, drywall, painting, finishing.
  • Ceilings: full installation and replacement of ceiling tiles and ceiling grid.

For larger or highly technical projects (e.g., full electrical installs or advanced plumbing), we bring in trusted subcontractors. The difference? We manage the subcontractor relationship directly, ensuring quality, consistency, and competitive pricing.

Why MSI Pricing is Different

Many competitors subcontract most work, even simple repairs. This approach increases costs and slows down response times. MSI is different:

  • In-house technicians: We solve everyday issues quickly and at a lower hourly rate than specialized contractors.
  • Direct control: Our employees—not third parties—handle most jobs, giving us better control over quality.
  • Faster response: We’re local, we know Minneapolis, and we typically respond the same day (often within hours).
The result is a better balance: competitive pricing, consistent quality, and fewer budget surprises.

How Our Pricing Works

We keep things simple and flexible:

Standard Service Calls

Hourly rate plus a $40 service vehicle fee (covers service vehicle cost, tool usage, and small materials not billed separately).

Contracted Recurring Services

For clients who sign a contract including weekly or multiple visits a month, we charge only one $40 vehicle fee for the entire month. Billing is simplified into one monthly invoice. Depending on circumstances, we may be able to reduce the hourly rate as well. Explore our services.

Projects

Larger projects include reduced hourly rates and lower markups on subcontractors, passing savings back to the client.

MSI Sample Pricing

Service Type Typical Rate/Structure Savings Opportunity
Standard Service Call Hourly rate + $40 service vehicle fee Straightforward per-visit billing
Contracted Recurring Services Discounted hourly rate + only one $40 service vehicle fee per month Save $100s monthly on frequent visits
Large Projects Reduced hourly rates & subcontractor markups. No service vehicle fee. Lower overall project cost
Subcontractor Work Standard markup reduced with contract or on larger projects. Significant savings on outsourced trades

What Influences Your Final Cost?

What influences the final maintenance cost?

Several factors play into the total cost of maintenance:

  • Frequency of service: occasional vs. recurring.
  • Type of work: routine vs. specialized, requiring subcontractors.
  • Urgency: emergency calls vs. scheduled visits.
  • Scope of repairs: small fixes vs. large build-outs.

One key clarification: building size does not automatically mean higher costs. A massive warehouse with minimal systems may require less maintenance than a small office with complex plumbing or HVAC. What matters is the actual workload.

Addressing Customer Concerns

Over the years, clients have raised two common concerns:

  1. 1Contracts. Many dislike being locked into long-term agreements. MSI offers flexible contracts with a simple 30-day opt-out. This provides peace of mind without long-term risk.
  2. 2Budget predictability. To help with financial planning, we lock in rates for the length of your agreement (typically a year), giving you stability and consistency in your maintenance budget.

These practices are part of our commitment to transparency and trust.

MSI Pricing FAQs

Does building size affect cost?

Not directly. A 300,000 sq. ft. warehouse may need fewer repairs than a 20,000 sq. ft. office. What matters most is the volume and type of work required, not square footage.

How fast does MSI respond to service requests?

We typically respond within the same day, often within a few hours. All calls are answered within 24 hours at the latest.

Are subcontractors always more expensive?

Not with MSI. While some specialized work requires subcontractors, contract clients get a reduced markup—10% instead of the standard 20%—which means significant savings compared to competitors.

Do you charge different rates depending on the type of work?

No. We use a flat general maintenance rate across trades like plumbing, carpentry, painting, and electrical work. This keeps pricing straightforward and predictable.
